The house

Five rooms in a house a short walk from Balmoral Beach. Patricia, Sleep-in, and Alexis are on the ground floor. Marguerita and the Small Room are upstairs.

Guests share two bathrooms (one upstairs, one downstairs), a kitchen on the ground floor, and two living rooms, each with a TV. You can use the house except for other bedrooms and restricted areas.

Buses go to the city and Taronga Zoo. Ferries go to Circular Quay.

Patricia can only be booked direct.

Location

Balmoral Beach, Mosman, Sydney. The house is a short walk from the beach. Buses go to the city and Taronga Zoo, and ferries go to Circular Quay. The street address is sent after you pay.

Parking and EV charging

Parking is limited. Three spaces at $10/nt (two under the carport, one on the grass) and EV charging at $15/nt, bookable with a room. Bus and ferry are the easier way to arrive.

How booking works

  1. Pick your nights on the calendar. Most rooms are min 3 nt, with min 5 nt for stays starting in December and January. Patricia is min 7 nt and direct only.
  2. Pay on Stripe. Direct price is guaranteed to be the cheapest price.
  3. $300 security bond held on your card; released after checkout if no claim.
  4. Check-in 2:00 pm. Check-out 11:00 am. Take your food from the fridge when you leave.

House Rules

  • No parties.
  • Quiet after 10 pm.
  • No smoking indoors.
  • The kitchen, bathrooms, outdoor areas and car parks are shared, so keep them tidy and put rubbish in the bins.
  • Keep the living areas tidy.
  • Kitchen: whatever you use, please clean.
  • Dishwasher: if it's finished, empty it and put everything away, then load your dishes and start a cycle.
  • Dryer: if it's finished, move the dry clothes to a clothes basket, then load yours and start a cycle.
  • Wi‑Fi is Starlink.
